Plans to convert a barn in Catcott into a home have been turned down.

A planning application to determine if prior approval was required for the proposed change of use of an agricultural building to a dwelling and associated works at land and buildings to the south of Little Leaze Lane, Catcott, had been submitted to Sedgemoor District Council by Miss J Lashley.

The site comprises a large steel portal framed building previously granted prior approval for conversion to a dwelling but which has now lapsed.

A recent application, to demolish the building and build a replacement dwelling, was refused planning permission in September last year.

The proposal would have seen the insertion of a new insulated timber framework positioned inside the existing wall cladding and formed off of the existing concrete floor slab.

Openings would have been cut into the existing finish, and the metal roof sheeting was to be removed and replaced with a new metal roofing material.

However, in refusing the application, the planning department said: "It has not been demonstrated that the site was used solely for an agricultural use as part of an established agricultural unit.

"It has not been demonstrated that the proposed development can be brought forward without a materially adverse impact on a protected species, or without resulting in added nutrient loads (phosphorous) to the catchment of the Somerset Levels and Moors Ramsar site."
